Call our office and arrange an appointment time with one of our leasing agents to show you properties. What is involved in the application process?
Select the property you want to rent and complete the "Rental Application" form, pay the $48 application fee, and provide a copy of your driver's license. If you are an independent employee, additional information such as bank statement and tax records may be requested. Once you have been approved you will be required to pay the refundable security deposit. What is required to apply?
You must be 18 years or older. You will be expected to provide current photo identification, current and previous rental history references with names, addresses, and phone numbers, as well as current and previous employment history and bank account information. What would be cause for denial?
One cause would be providing an incomplete or falsified application with little or no verifiable information. Any applicant convicted of a felony within the last five years is subject to automatic denial. Any applicant who is manufacturing, distributing, or using illegal drugs, or who has been convicted of such a crime, will be denied. Any applicant with an eviction on record within the last seven years may be denied. An unfavorable rental reference or any type of negative rental history may also be cause for denial. What are the employment/income requirements?
You must have a verifiable gross monthly income of at least three times the monthly rate. Applicants must have a verifiable source of income, such as pay stubs, bank statements, or tax records. What if I have no rental history?
An additional security deposit may be required for anyone who does not have at least one year's worth of verifiable rental history. How long do I have to move in after I have been approved?
The security deposit fee must be paid by money order within 24 hours of getting approved for any property. The security deposit will hold the property for up to 14 days. The first month's rent is due on or before the move-in date. If, for any reason, a prospective tenant decides to cancel an application for a property, the security deposit is non-refundable. What if I cannot pay all move-in costs up front?
We will not relinquish keys to anyone unless all move-in costs are paid, including first moth's rent.
