Maintenance
We believe that a comprehensive program of property inspections, immediate maintenance response, and quality routine maintenance upgrade the value of the property.
- – Two formal and complete inspections per year (Fall and Spring) with a detailed property inspection report

- – Professional vendors/contractors to provide experienced and reliable service
- – One on One communication with Tenant and Owner; always updating both parties so there are no misunderstandings.

Services
ARIA Property Management gold standard of service is well known throughout the Portland Metro area. Our approach is simply to provide every means to secure your investment and offer a service unique to Portland luxury homes that require a customized attention, while maintaining a reasonable fee structure so that is competitive in today’s market.
Service Description and Fee Structure: Full Service
- – $275 set up fee
- – 50% of one month rent
- – 10% monthly management service.
- – $200 Lease renewal fee
- – Free and personalized assessment of your property by our Marketing/Rental Specialist to explain the intricacy of the rental market, list of suggestions to maximize rental outcome, and complete explanation of our overall services.
- – Professional photos and write-up will be advertised on all marketing websites, ARIA website, and as an update to all our relocation and real estate contacts.
- – Marketing specialist will conduct all showings personally to maximize interest and oversee the property.
- – Full background check on all applicants, including criminal, credit report, rental history, eviction history, and employment/salary verification.
- – Compose Oregon Landlord/Tenant Lease Agreements
- – Maintenance service: arrangement of maintenance and repair requirements
- – Financial services: rent collection, monthly accounting reports, payments to owners, monthly report of all activities, and delivery of yearly 1099 forms.
- – Full move in/move out report with pictures to document condition of home
- – Servicing of notices and evictions
- – Two semi-annual “Inspection Reports”
- – Flexible weekday and weekend showing services
Hybrid services for Corporate Housing and Short-term housing are always available thru out the management and interchangeable.
Finder Fee Service:
- – Finder’s Fee Agreement: If you are a homeowner that feels they would rather manage their property on their own but are not comfortable finding the right tenant, we offer a program in which we do all the upfront services in finding you a tenant (advertising, background check, Drafting the lease and move in documentation including pictures); then we hand off the monthly management back to the homeowner. The fee for this service is a onetime payment of one month rent.
*ARIA Referral Rewards
ARIA offers a 1% discount referral award towards the monthly property management fee for current homeowners. To qualify for the referral award, the following are required:
- – A current homeowner refers an acquaintance that is interested in leasing their property. The referred client signs a Property Management Agreement with ARIA to list their property. Or a new client expresses that he/she has been referred by one of our current homeowners and signs a Property Management Agreement with ARIA to list their property.
- – In either case the referral must be in writing and ahead of the signing management agreement for the new home.
- – The discount goes into effect only after ARIA has a signed lease agreement from a new tenant.
- – The referral award is not valid if homeowner or new client sends the other parties name after the Lease Agreement has been signed.
