It is through our deep understanding and appreciation for every client goals and dreams that we go above and beyond to provide the best property management rental service possible. Your home will never be just a rental to us.

It is our promise to our valued home owner to always do what is best for their home and maintain the integrity and value of their investment for as long as it is under our care. We use multiple techniques for Marketing, Maintenance, Services and creating ongoing awareness of the properties:


We believe that a comprehensive program of property inspections, immediate maintenance response, and quality routine maintenance upgrade the value of the property.

  • – Two formal and complete inspections per year (Fall and Spring) with a detailed analytical/property inspections report
  • – Preventive maintenance inspection and repairs program
  • – Professional vendors/contractors to provide experienced and reliable service
  • – One on One communication with Tenant and Owner; updating both parties at all times so there are no misunderstandings.

  • – Strong relationship with multiple international and local relocation agencies. Aria has a new Partnership with Portland based Archibald Relocation and Real Estate Services, that provides professionals relocating into Portland our services for all their rental needs.
  • – Internet advertisement: Zillow, Trulia, Google, Craigslist, Yahoo, and 10 other web based sites.
  • – Aria website is an optimized website that is checked daily by all our relocation agents and real estate brokers in Portland.
  • – Preferred vendor with many high ranking companies throughout Portland and the rest of the country.


Aria Property Management gold standard of service is well known throughout the Portland Metro area. Our approach is simply to provide every means to secure your investment and offer a service unique to Portland luxury homes that require a customized attention; while maintaining a reasonable fee structure so that it works for very household budget.

Services Description and Fee Structure:

  • – No upfront fees!
  • – $100 set up fee
  • – 50% of one month rent
  • – 10% of rent monthly for management service.
  • – $100 Lease renewal fee
  • – Free and personalized assessment of your property by our Marketing Specialist to explain the intricacy of the rental market, list of suggestions to maximize rental outcome, and complete explanation of our overall services.
  • – Professional level photos and write-up, will be advertised on all marketing websites, Aria website, and as an email to all our relocation and real estate contacts.
  • – Marketing specialist will conduct all showings personally to maximize interest and oversee the property.
  • – Full background check on all applicants, including: criminal, credit report, rental history, eviction history, and employment/salary verification.
  • – Compose Oregon Landlord/Tenant Lease Agreements
  • – Maintenance service: arrangement of maintenance and repair requirements
  • – Financial services: rent collection, monthly accounting reports, payments to owners, monthly report of all activities, and delivery of yearly 1099 forms.
  • – Full move in/move out report with pictures to document condition of home
  • – Servicing of notices and evictions
  • – Two semi-annual “Inspection Reports”
  • – Flexible weekday and weekend showing services

Additional Services:

  • -* Referral Fee Discount: Discount of 1% per month on monthly commission for new homes referred to us by our home owners
  • – Finder’s Fee Agreement: If you are a home owner that feels they would rather manage their property on their own but are not comfortable finding the right tenant, we offer a program in which we do all the upfront services in finding you a tenant (adverting, background check and lease agreement completion); then we hand off the monthly management back to the home owner. The fee for this service is a onetime payment equal to one month rent.

*Aria Referral Rewards

Aria offers a 1% discount referral award towards the monthly property management fee for current homeowners with a signed Property Management Agreement. To qualify for the referral award, the following are required:

  • A current homeowner refers an acquaintance that is interested in leasing their property. The referred client signs a Property Management Agreement with Aria to list their property. Or; A new client expresses that he/she has been referred by one of our current homeowner and signs a Property Management Agreement with Aria to list their property.
  • In either case the referral must be in writing and ahead of the signing management agreement for the new home.
  • The discount goes into effect only after Aria has a signed lease agreement from a new tenant.
  • The referral award is not valid if homeowner or new client sends the other parties name after the Lease Agreement has been signed.
