Tenants Do I Qualify To Rent This Home?

Employment and Income: You must have verifiable gross monthly income of at least three times the monthly rental fee. Family members and married couples may combine their incomes. All non-related applicants must qualify separately. Self-employed applicants are required to supply the last two years' tax returns. We may also require bank statements to assist in substantiating your stated income.

Background and Credit History: We conduct thorough credit and background checks to confirm that an applicant is satisfactorily suited to lease our properties. An application fee of $48 per adult is used for this purpose. If you have delinquent debt or criminal history, please mention it at the time of application.
All adult applicants 18 years of age and older must go through our qualifying process.

Rental History: We contact your previous landlords to check on your rental payment history. We will ask about the number of late payments, non-compliance notices, and about how you maintained and returned the property.

Screening Policies and Procedures: Aria Property Management conducts its business according to Equal Housing Opportunity. It does not discriminate against any person based on Race, Color, Religion, Sex, Handicap, Family Status, National Origin, or Age.

Pets: The suggested pet deposit is $500 per acceptable pet. Pet considerations vary and are subject to landlord approval. A landlord may take exception to our policy.

Renter's Insurance: Our lease requires that tenants obtain liability insurance. It is also recommended that our tenants obtain personal property insurance as landlord policies do not cover tenant property losses or damages.

Security Deposits: We require one month's rent as your security deposit on or before your move-in date. Security deposits are 100% refundable as long as property is returned to us without damage, in the same condition it was rented, and does not require additional cleaning to meet our standards.

How Do I Apply?
* Download, complete and sign Rental Application (Look for the "Forms" section at the top right of this Web page.)
* Application Fee: $48 per adult (18 years of age and older) by personal check from local bank or money order
* Copy of driver's license from all applicants
* When requesting a move-in date of less than ten days, monies paid must be in certified form. form.

My Application Was Accepted ... Now What?
Your lease and associated addenda must be signed within one to two business days of acceptance. All balances are due on or before your move-in date, to be paid in certified funds.
