Do I Qualify To Rent This Home?

Employment and Income

You must have verifiable gross monthly income of at least three times the monthly rental fee. Self-employed applicants are required to supply the last two years’ tax returns.

Background and Credit History

A third party agency conducts a thorough credit and background checks to confirm that an applicant is satisfactorily suited to lease our properties. An application fee of $48 per adult ($50 via PayPal) is used for this purpose.
All adult applicants 18 years of age and older must go through our qualifying process.

Rental History

We contact your previous landlords to check on your rental payment history. We will ask about the number of late payments, non-compliance notices, and about how you maintained and returned the property.

Screening Policies and Procedures

Aria Property Management conducts its business according to Equal Housing Opportunity. It does not discriminate against any person based on Race, Color, Religion, Sex, Handicap, Family Status, National Origin, or Age.


All pets must be declared prior to submission of application. The suggested pet deposit is $500 per acceptable pet. Pet considerations vary and are subject to homeowner approval.

Renter’s Insurance

Our lease requires that tenants obtain renters insurance. A copy of insurance policy is required prior to move in. No keys will be released to tenant without the proof of insurance.

Security Deposits

Security deposit is due within 24 hours of approval of application. Security deposits are 100% refundable as long as property is returned to us without damage, in the same condition it was rented, and does not require additional cleaning to meet our standards.

How Do I Apply?

  • Rental Application: Download here, complete, sign and return to us.
  • Driver’s license: Required from all applicants.
  • Early Move-In: When requesting a move-in date of less than ten days, monies paid must be in certified form.

My Application Was Accepted … Now What?

Your lease and associated addenda must be signed within one to two business days of acceptance. All balances are due on or before your move-in date, to be paid in certified funds.
