Service Description and Fee Structure:
- $500 set up fee
- 50% of one month rent
- 10% monthly management service.
- $200 Lease renewal fee
- $50 per semi-annual walk through
- Free and personalized assessment of your property by our Marketing/Rental Specialist to explain the intricacy of the rental market, list of suggestions to maximize rental outcome, and complete explanation of our services.
- Professional photos and write-ups will be advertised on all major marketing websites, as well as ARIA Property Management website. Weekly updates to all our relocation and real estate contacts.
- Marketing specialists will conduct all showings personally to maximize interests.
- Full background check on all applicants, including criminal, credit report, rental history, eviction history, and employment/salary verification.
- Compose Oregon Landlord/Tenant Lease Agreements
- Maintenance service: arrangement of maintenance and repair requirements
- Financial services: rent collection, monthly accounting reports, payments to owners, monthly report of all activities, and delivery of yearly 1099 forms.
- Full move in/move out report with pictures to document condition of home and premises
- Servicing of notices and evictions
- Two semi-annual formal inspections of property and premises. Followed with an “Inspection Report” outlining condition of property, as well as recommendations to maintain the integrity of your property.
